While GBC does not typically bid in the residential construction field, we were approached by a Residential General Contractor with a set of drawings for the renovation of an existing house on the side of a hill overlooking the Tanana River Valley. In addition to the renovation, the project also included adding square footage to this house. This new construction consisted of; basement concrete footings and slab on grade, two additional floors of elevated concrete deck and walls constructed of insulated concrete forms with rebar reinforcement and poured concrete. The General Contractor on this project, looking for a contractor that had plenty of experience in elevated concrete (due to the in depth design features and the difficult access), was pointed in our direction. And difficult it was. The building design consisted of ICF radius walls and elevated concrete decks varying in dept from 7”-24”. The equipment access to the building addition consisted of a narrow road carved in the side of the hill, as the owner did not want to disturb any of the natural beauty of the surrounding area. Another challenge the General Contractor faced was getting the concrete work done in a very short amount of time so that he could complete the peripheral work required to get the building closed in before winter. GBC worked with the General Contractor to finish this part of the project within his allotted budget and well inside the required time frame.
